How do you pick the right stucco service?

Start with what you can see. Lines in the wall point to crack repair. Holes, broken corners and loose pieces point to exterior repair. Stains and soft spots point to water damage. A worn, patchy wall points to resurfacing. On foam-backed walls, everything falls under EIFS repair. Commercial jobs usually mix several of these, which is why they get their own page.

You do not have to diagnose it yourself. Tell us what you see, and we will sort out the scope when we look at the wall.

Do we install new stucco?

Our work is mostly repair and restoration of existing walls. We do take on larger commercial stucco installation projects when the scope makes sense, such as replacing a failed section of a building or adding stucco to an addition so it matches. We will not push a full new system when repair will do the job.

How does stucco compare with other exterior finishes?

Some owners ask whether to keep stucco at all after a round of repairs. Stucco is durable, fire resistant and quiet, but it needs good flashing and sealant to stay dry in a wet climate. Other materials have their own trade-offs. If you are weighing a change, it helps to look at what goes into professional siding installation before deciding. We are happy to tell you honestly whether your stucco is worth saving.

In our experience, most stucco walls in good structural shape are worth repairing. Replacement makes sense only when water damage is widespread or the wall was built badly from the start.

How do weather and season affect stucco work?

Stucco is a cement or acrylic product that has to cure, and curing depends on the weather. We avoid applying coats when heavy rain is coming or when overnight temperatures drop near freezing, because both can ruin a finish before it sets. Midsummer heat brings its own problem: coats can dry too fast and crack, so on hot days we start early, mist the base coats and work the shaded side of the building in the afternoon. Spring and fall are the easiest seasons, which is why they book up first. Repairs that keep water out of a wall should not wait for perfect weather, though. We can usually seal an opening temporarily and finish it when conditions allow.

What happens on an estimate visit?

We walk the wall with you, tap for hollow spots, take moisture readings where stains or cracks suggest water, and take photos. Then we explain what we found and what we would recommend. You get a flat price in writing, and there is no charge for the visit.

For commercial and HOA properties we can meet the manager or a board member on site and send a scope document afterward that is easy to share.
