What is EIFS and how is it repaired?

EIFS stands for Exterior Insulation and Finish System. Instead of cement over metal lath, it is foam insulation board glued or fastened to the wall, covered with a mesh-reinforced base coat and a thin acrylic finish. It is lighter, insulates better and is easy to shape into bands and trim, which is why it shows up on many offices and newer homes in the western part of the city.
Repair means cutting out the damaged area, replacing the foam if needed, embedding new mesh that overlaps the old, and rebuilding the base and finish coats. Hard-coat stucco patching materials do not belong on EIFS. They crack and pull away from the foam.
How do you know your EIFS needs repair?
- Dents, holes or gouges you can push a finger into.
- Cracks along board joints in a straight grid pattern.
- Bulges or soft areas where the finish has come loose from the foam.
- Stains or algae below windows and along the bottom edge.
- Dried, split or missing caulk where the EIFS meets windows, doors and other materials.
- The wall sounds hollow or the finish flakes off in sheets.
Why does EIFS fail?

The finish on EIFS is thin and the foam behind it is soft, so impact damage is far more common than on hard-coat stucco. Hail, landscaping equipment and lawn furniture can all leave holes.
The bigger problem is water. Many EIFS walls built before the late 1990s were barrier systems with no drainage behind the foam. If water gets past the sealant at a window, it is trapped against the sheathing. In a humid climate with heavy rain, that can rot the wall long before anything shows on the surface.
Sealant is the most common failure point. The caulk joints around openings are meant to be redone periodically, and on many buildings they never have been.
What happens if EIFS damage is left alone?
A small hole lets water into the foam and behind it. Over time that can lead to wet or rotted sheathing that is invisible from outside. Buyers, lenders and inspectors often look closely at EIFS homes, so unresolved damage can also slow a sale. On commercial property, leaks show up inside as stained ceilings and tenant complaints.
What affects the cost of EIFS repair?

- Size and number of damaged spots.
- Whether the sheathing behind is wet and needs to be replaced.
- Sealant work around windows, doors and joints, often priced per linear foot.
- Height and access, especially on multi-story commercial walls.
- Finish and color matching, which may mean coating a full panel between joints.
Shaped details like cornices and window surrounds take more hand work to rebuild.
Repair EIFS, or convert to a drainable system?
If the wall is dry and damage is limited, targeted repairs plus new sealant are usually all you need. If moisture testing shows wet sheathing at many openings, it can make sense to remove those sections and rebuild with a drainage-style EIFS or a different cladding. For commercial owners we can price both and let you compare. We cover hard-coat walls separately on our stucco repair page for commercial properties.
Questions people ask us
How do I know if my house has EIFS or real stucco?
Press firmly on the wall. EIFS feels slightly soft and sounds hollow when tapped, while hard-coat stucco feels like concrete. We can confirm on site.
Can EIFS be repaired, or does it all have to come off?
Most EIFS can be repaired. Full removal is only needed when water damage is widespread.
How often should EIFS sealant be replaced?
Sealant joints should be checked regularly and replaced whenever they crack or pull away, which on many buildings is every several years.
Will the repair match the rest of the wall?
We tint the finish to the wall and match the texture. On faded walls we may suggest refinishing the whole panel.
